The old adage applies beautifully to this Real Estate story.
I was recently referred to a Vendor who is a good client of my cousin's that had a property on the market for a couple of months without any result at all. When I sat down with them to discuss the reasons why they thought things didn't go to plan I discovered some very interesting insights. Firstly, and I think most importantly, there were 7 Agents that at different stages during the campaign were in contact with the Vendor! I couldn't believe it! The poor Vendors were middle aged and had never sold before, you can imagine how confused they were! I took a photo of all the business cards on the kitchen table to show my colleagues as I was sure they wouldn't believe me. .
So I dug deeper and then I found out that the property was on the market as a private sale which in my opinion was crazy even though the majority of properties were sold by private sale in the area, I simply knew and trusted that the auction process would yield the best result. It took a little convincing but I was able to demonstrate with plenty of case studies that auction was the way to go.
Photography and video also played a major part in the successful campaign as the home did pose some challenges aesthetically so highlighting the major benefits was a critical aspect of the campaign. You can watch the video I created below.
The video had over 1,500 views on Facebook from the local area which really helped cement the property's appeal in the market place.
A very slow start at the auction eventually ended with the property being passed in to the highest bidder of 3 where negotiations continued for the next 2 hours eventually arriving at a price both Vendor and Purchaser were happy with and the contracts were signed!
After 4 months of heartache you can appreciate that the vendors were ecstatic to not only get a result but one that allowed them to move on with their lives and I was humbled to be able to facilitate this process.
