When is a Modification Request Needed?

Inspiration owners must complete a Modification Request Form for any exterior modification to their lot. Including hanging objects, artifacts, shades, etc.

Why do I have to ask permission to do something to my lot?

Per the CC&Rs for Inspiration. To preserve and enhance these principles, these Design Guidelines are established to maintain certain standards by which the community may grow and develop.

So how long do I have to wait?

Modification requests are submitted Every Monday to the Architectural Control Committee.

The request can take up to 30-days; however, the average turnaround time is a week.

So, what is needed to submit a request?

To submit a request to the Architectural Control Committee:

  • A completed signed modification request.
  • A plot map marked with the requested change.
  • A current photo of the requested location (i.e. backyard).
  • A sample photo of the request (i.e. landscape borders).

Submit your Modification Request to your Community Manager in person or via e-mail.

Why do I need all these documents for a simple request?

The reviewing body needs all of these documents to fully understand the request and ensure the request complies with the CC&Rs and Amended & Restated Design Guidelines for the Association.

For Example

You want to install a privacy screen for your patio. You envision the privacy screen made out of bricks similar to the below image.

But, the committee envisions something like the photo to the left.

Although there might not be anything wrong with the brick, it might not match the community's aesthetics.

I cannot draw, so what am I to do now?

The committee does not expect you to be an artist. They are looking for some key factors on the plot map.

  • The location of the request.
  • Does the request impact drainage?
  • Does the request go outside the property line?
  • Does the request go past the build line of the lot?
I do not have a plot map?

Plot maps were included in your closing packet from your home builder. However, if you do not have one, you can reach out to your sales agent.

I want to install something the exact same as my neighbor? Why do I need to submit a request?

Any exterior modification needs approval from the reviewing body, even if it is something similar to what was already installed.

I cannot take a photo or send an e-mail.

No worries, your Association team is here to help. Let us know what you need assistance with, and we can take a photo and work with you on all the supplemental documents.

I forgot to submit a modification before I completed my requests; now what? The fine is $500 and follows our Fine Policy for Inspiration. Submit a modification to the committee so they can review it.
My request was approved, now what?

Your Association team will reach out via e-mail to let you know your request was approved and any conditions that might coincide with the approval.

The request will stay open for 120-days. This means you must complete the request within this timeline.

If, for some reason, you do not complete your request. Please reach out to the Association team and let them know you need an extension. It is important to note that the committee will vote on the request again, and there is no guarantee the request will be approved again (although this is not common).

The Committee is asking for more information?

If you get a response that the committee is looking for more information:

  • Something was either missing from the original submission.
  • Or they need clarification on what was submitted.
Does that mean the process starts over?

No, work with your Association team to submit the additional information, and the committee will do their best to review it as soon as possible.

My request was denied; now what?

If your request was denied:

  • Resubmit the request with the necessary changes to align with the CC&Rs for the community.
  • Or appeal the decision to the Board of Directors.
What happens if I forget to close my request?

Do not worry; your Association team will help remind you as you approach your 120-days. Owners will need to submit a photo of the completed project.

Who is on the Architectural Control Committee

Your Architectural Control Committee is made up of three owners within the Community.

Even years - two committee members are elected.

Odd years - one committee member is elected.
