Celebrating 20 Years of Building Together
This year, we’re proud to celebrate a major milestone—JTM Construction’s 20th anniversary! It’s remarkable to reflect on how far we’ve come since opening our doors two decades ago. What started as a small team of passionate builders has grown into a thriving diversified company with 200 plus employees, and it’s all thanks to the incredible people who have supported us along the way. To our clients, design partners, trade partners, architects, and friends, thank you! Your trust and partnership have been the cornerstone of our success.
The Founding of JTM Construction - Thoughts from Martin O'leary.
Founded in 2005 by John Hayduk, Tom Titus, and Martin O’Leary (myself), JTM was built on a foundation of more than 100 years of combined construction industry experience. From day one, the founders shared a vision: to create a company grounded in a family-like culture, one that values authentic relationships, fosters lasting connections, and always acts with integrity.

Our goal was to take on projects that would leave a lasting mark on the Puget Sound Region, and we’ve been privileged to do just that. From our first project, three small office tenant improvements at Metropolitan Park East for The Benaroya Company, to iconic landmarks like Olive 8 Hotel/Condominium Tower, Stadium Place West Apartments, Dexter Station, F5 Tower, Starbucks Reserve Roastery, and Avenue Bellevue, our journey has always been about more than just constructing buildings—it’s been about building enduring trust and relationships.
Along the way, we’ve had the opportunity to tackle complex, high-impact projects that challenged us to innovate, collaborate, and grow. Through it all, one constant has remained: the unwavering dedication of our people. It’s their expertise, hard work, and heart that have driven our success. We are builders, problem solvers, and collaborators, and we’re excited for what the future holds.
Olive 8 Hotel/Condominium Tower
The first LEED-certified hotel in Seattle, Hyatt at Olive 8 features 346 rooms on floors 1-17 including 13 junior suites, a governor’s suite, and a presidential suite. Hotel amenities include 12,000 square feet of meeting and ballroom space, a 6,200 square feet sub-dividable ballroom, hotel guestroom kitchen, spa, and a 65-foot, non-chlorinated lap pool.
Stadium Place West Apartments
Stadium Place is a transformational mixed-use project that includes two city blocks adjacent to historic Pioneer Square. And nearly four acres of previously undeveloped land used for event parking for two adjacent professional sports venues in Seattle’s South Downtown. The Stadium Place project includes a garage podium with four floors of parking, with 390 stalls along with a 10-story mid-rise (The NOLO), and a 25-story high-rise (The WAVE), with both apartment towers totaling over 500 residential living units.
Dexter Station
Dexter Station is a 346,000-square-foot, state-of-the-art, 10-story, Class A office building with amazing views—located in the fastest-growing part of town. LEED-certified Gold, Dexter Station targets the technology tenant market and has been upgraded in performance to meet the demands of this market sector, delivering five watts per square foot of electrical and cooling capacity. In addition, the building has been structurally upgraded to accommodate a lab tenant and optimized to the specific vibration requirements those tenants require.
Special Projects
JTM's Special Projects Division (SPG), established in 2010, is a team of experts dedicated to managing smaller, specialized projects that require unique management and technical expertise. Our SPG team tackles a diverse range of projects, applying a tailored, comprehensive approach to consistently deliver outstanding results for both new and repeat clients. With a strong focus on creative problem-solving, we ensure every project is executed with maximum efficiency and precision.

JTM Construction's Critical Environments sector was established in 2015 to meet the specialized demands of highly technical and sensitive facilities. With a focus on precision, safety, and minimal disruption, our team delivers expert construction solutions for mission-critical spaces, including healthcare, life sciences, and data centers. We understand the complexities of working in occupied and operational environments, ensuring seamless project execution while maintaining stringent regulatory and performance standards. Our expertise in this sector allows us to provide innovative, tailored solutions that support our clients' essential operations.
