Congratulations on your new home purchase in the award-winning master planned community of Vistancia, and the fourth and finale community Northpointe at Vistancia. Spanning 3,450 acres, Northpointe is situated among the most elevated and mountainous land area within the master plan, and prominently nestled between the White Peak and Twin Buttes mountains. The elevated desert living environment, community lifestyle, and approximately 1,000 acres of mountain preserve connects residents to nature and offers ample opportunities to enjoy the breathtakingly beautiful desert sanctuary Northpointe at Vistancia residents call HOME.

As you get settled into your new home, we would like to introduce you to the Capital Consultants Management Corporation (CCMC) community management team and provide important resources and information to ease and assist with understanding your new community. Whether it’s your first time living within a community guided by a homeowner’s association, or if you are new to Northpointe at Vistancia or the area, we are dedicated to assisting you.

Community Patrol

Community Patrol acts as the eyes and ears of the Northpointe and two other Vistancia communities. Patrol does not act as community security; if you notice suspicious or criminal activity, please contact the Peoria Police Department immediately.

Membership Assessment

By purchasing a home in Northpointe at Vistancia, residents become members of the Vistancia North Master Community Association and are responsible for paying assessments of $133 per month, which is billed quarterly in advance totaling $399.

Payment Options

Pay by Direct Debit. The preferred method of payment, direct debit allows for payments to be automatically withdrawn from your checking or savings account each quarter. To sign up for direct debit, please reach out to the Association Office.

Pay in Person. Payments can be made at the Association Office. Accepted forms of payment include personal check, cashier's check, and money order.

Pay by Mail. Payments can be mailed to the address listed on the assessment statements. Please include the detachable coupon portion of the statement with the payment.

Pay Online. Payments can be made online by eCheck, credit card, or automatic withdraw. Please note, the automatic withdraw option is valid for one year and then must be rescheduled.

Design Review

Northpointe at Vistancia has created community standard and design guidelines to protect the community’s unique vision and provide residents with information about what is acceptable when considering landscaping or structural enhancements or modifications to their home. Nearly all exterior changes to a property, including painting, pool installation, and landscaping require approval by the Design Review Committee.

The Sovita Club Recreation Center

The Sovita Club Amenities are open Daily from 5 a.m.-10 p.m.

The Sovita Club, Northpointe at Vistancia’s private resident recreation center and amenity park is set in the heart of the first phase of the community and perched at one of the highest points of the community. The Sovita Club features a resort-style pool, catering kitchen, movement, and fitness on-demand studio, a multi-use turf court and basketball court, resident entertaining and gathering spaces, event lawns, and kids outdoor play zone. Please note the firepit is available for special event use only.

The clubhouse Sonoran Room and The Vantage Pointe event rooms are operated by the Northpointe Visitor Center Daily from 10 a.m. to 5 p.m.

Accessing Your Amenities

The Sovita Club and pool utilize the ISONAS™ Pure IP Access Control, an app-based access system that family members will download to their mobile phones free of charge. Access is not shared, so registration and download will need to be completed for every mobile device you anticipate using to access The Sovita Club and pool. Below are the Step-By-Step Instructions for downloading the ISONAS™ app. For those who may not have a mobile phone, or prefer key access, we will offer an option to purchase key fobs for $20 each. These amenities are open from 5 a.m.-10 p.m. daily.

Resort-Style Pool

You will have access to a resort-style pool within your own community. Enjoy fun in the sun, swim laps, or simply lounge, relax and enjoy the spectacular views. Restrooms and showers are also conveniently located in the pool area. The Pool is open daily from 5 a.m.-10 p.m.

Surrounding Vistancia Community Amenities

In addition to the private recreation center, Northpointe at Vistancia residents have access to a diverse range of outdoor recreation, parks, schools, and retail services.

Discovery Trail. Vistancia’s signature outdoor amenity, the Discovery Trail is a 3.5-mile linear trail shared by the entire Vistancia master planned community. The paved and bollard lighted trail offers scenic walks through themed parks and gardens and wildlife-watching areas.

Golf Courses. Two golf courses are located within the Vistancia master planned community, including the private award-winning Blackstone Country Club golf course featuring an 18-hole Jim Engh-designed course, and the public Trilogy Golf Club, located within the Trilogy at Vistancia community, featuring a 7,300-yard Gary Panks designed 18-hole championship course.

City of Peoria Parks. Vistancia is home to two City of Peoria parks, Sunset Park and Westland Park, with a future City of Peoria park planned within Northpointe at Vistancia.

Nearby Retail Services. The Vistancia Marketplace, located offers a Safeway grocery store and Walgreens drugstore, in addition to a mix of other services including nail salons, a coffee shop, family dentistry, dry cleaner, bank, and veterinarian, and more.

Capital Consultant Management Corporation (CCMC) is proud to provide community management services for the Northpointe at Vistancia community., responsible for the operations and maintenance of Northpointe community amenities, landscaping, community events, design review, and community compliance.

CCMC also manages the Vistancia Maintenance Corporation, a non-profit corporation responsible for maintenance, operation, management, repair, and replacement of facilities that benefit the entire Vistancia community, including the Discovery Trail, entry monuments, and landscaping along major arterial roads and the 404-designated washes.
