COMMUNITY DEVELOPMENT DEPARTMENT

December 2024 Community Development Report

The Community Development Department’s December 2024 report highlights significant growth in building activity compared to the same period last year. A full analysis of the entire year will be presented in an upcoming report.

Building permit valuations in December 2024 increased by 500% compared to December 2023, reflecting an increase in construction activity. This increase was driven by the issuance of permits for the new mixed-use development at 9465 Las Tunas Drive, as well as a parking garage at the same location. Building permit fees also saw a 183% increase from the previous year. Despite these large increases, the total number of permits issued rose by only 21%, with 192 permits granted in December. Notable permits issued included two single-family dwellings and five accessory dwelling units (ADUs). Year-to-date, 2,198 permits were issued in 2024, compared to 2,065 permits in 2023.

The Planning Department received 13 new applications in December 2024. Seven of these applications were for ADUs, two for junior accessory dwelling units (JADUs), and the remaining for house additions.

No new business licenses were issued in December 2024.

The number of Community Preservation cases opened in December 2024 remained stable compared to last year, with 99 cases initiated this year versus 102 in December 2023. Of these, 58% were proactively opened by inspectors, while 34% were the result of public reports. Year-to-date, 1,660 cases were opened in 2024, compared to 1,777 in 2023. The department also closed 92 cases in December, continuing its efforts to maintain community standards.
