JLL continues to play an instrumental role in the expansion of BD’s San Diego facility, one of the largest sites in our IFM portfolio. Construction for this exciting new building is expected to be complete in October 2023, after which the North/South buildings will relocate in April 2024, followed by the West/Sirigen buildings in September 2024. The new building, Bldg. C, adds an impressive 220,000 sq-ft to our IFM portfolio, and will feature a blend of office and lab spaces that comply with ISO requirements. There is an incredible opportunity for our other divisions to consolidate their tasks, resulting in reduced travel time between building locations and increased productivity. This consolidation will not only enhance collaboration but also create a seamless workflow. As part of the transition process, the JLL team is diligently gathering all equipment lists and initiating the SAP PM upload process, and working on transition budgets, to ensure a smooth and organized move. Additionally, the team is considering the addition of new work for GMP janitorial services. Once the janitorial RFP is completed, they will obtain formal bids from potential service providers, offering them an opportunity to be part of the expanding operation. The JLL BD team is incredibly excited about this development and look forward to the positive impact it will have on the team!

JLL / Moderna partnership reaches new heights

The JLL partnership with Moderna has reached new heights, as we actively work together to ensure operational readiness at their newest site in Cambridge, MA. The highly-anticipated facility, also known as Binney Street, is scheduled to open its doors in late January 2024. The JLL team is fully committed to supporting Moderna to achieve a seamless transition and operational success. The Binney Street site represents a crucial expansion for Moderna, and JLL is engaged in working alongside our client, landlord, and projects team to meet and exceed all of Moderna’s needs before occupancy begins.

From the outset of this project, the team prioritized understanding of Moderna’s operational requirements to align our services with their unique objectives. This comprehensive, multifaceted approach allowed JLL to tailor the facility to optimize productivity, efficiency, and employee/client satisfaction, ultimately enabling a smooth groundbreaking. The JLL team has oversight of all aspects of the facility’s infrastructure, systems, and support services – including addressing Moderna’s specific needs such as laboratory spaces, specialized equipment, cleanroom environments, safety protocols, and robust technological infrastructure.

JLL’s commitment to Moderna extends far beyond the initial occupancy phase. Recognizing the importance of long-term operational excellence, the team stands ready to provide ongoing support, continuous improvement strategies, and optimization initiatives to support the client’s evolving needs. Our robust collaboration as one Team has been instrumental in enabling the successful start-up of this site, and we are thrilled to be supporting this exceptional facility.

BMS celebrates 4 new facilities in Libertyville, IL

On August 14, BMS’s four new Libertyville, Illinois facilities went live. The four sites, located about 40 miles north of downtown Chicago, total roughly 262,000 square feet and include office, manufacturing, warehouse, and lab spaces. This expansion was a bit unusual and came together rather quickly. JLL was able to implement janitorial, coffee, and security services within one week of the initial request in late April. Between then and now, the dedicated team developed a pre-Day 1 model to execute other critical start-up activities and prepare the site for go-live in August. Now that the site is live, JLL is responsible for a variety of Hard Services, EHS Services, Security, Janitorial, Coffee, Space Planning, Shredding, Mail, Event Management, and Catering, among others, in non-GxP spaces.

Our JLL and BMS teams will work closely as operations mature so that we can adjust our IFM model and services appropriately and expand into GxP spaces.

Our strong One Team partnership made this start-up possible and we’re incredibly excited as the expansion continues throughout this year and next.

Cutting edge Amgen manufacturing facility taking shape in Ohio

Amgen’s newest biomanufacturing plant located in New Albany, Ohio is hitting milestones and is ready for engineering runs. With 15 new JLL colleagues added to the account team, JLL at Amgen Ohio is ready for IFM operations to support commissioning and qualification efforts at the nearly 300,000 square foot facility located on 177 acres. Don McKenzie, Sr Facility Manager is leading the efforts and the JLL team is responding rapidly to deliver services as the site accelerates operations -- already a second shift CCR is in process and a third proposed. The product assembly and packaging plant features the latest digital automation for assembly and final packaging and will support the growing demand for Amgen's medicines in the United States. It is expected to be operational by 2024. Congratulations to our Amgen Ohio team for hitting the ground running at this new manufacturing site. This is a new team that worked together, put in extra hours and delivered for our client at this exciting new plant.

Genentech Team co-develops program to improve building performance

The Genentech Account Team in partnership with the Client, JLL Platform team, and strategic vendors has co-developed a comprehensive retro-commissioning. The expected outcome will use JLL Sustainable Operations energy modeling in tandem with system and zone level optimization to improve building performance. This will lay the foundation for investment to achieve Genentech's aggressive goals of true Zero Carbon Emissions by 2050.

181 Oyster Point, South San Francisco, another Win for JLL

We are proud to announce our relationship with Pfizer Inc. has expanded in North America. JLL will deliver a scope of Hard Services, Soft Services, and EHS services and Vivarium support to Pfizer’s 181 Oyster Point in South San Francisco, CA (164,150 SF). In addition, JLL will be responsible for managing third-party vendors for Mail Services/S&R, Shredding, Pest Control, Coffee, Vending, Janitorial, Trash Removal, and Hazardous Waste.

The 181 Oyster Point location was a recent Pfizer Inc. acquisition from Global Blood Therapeutics Inc, (GBT), a biopharmaceutical company dedicated to the discovery, development and delivery of life-changing treatments that provide hope to underserved patient communities, starting with sickle cell disease (SCD). We are excited to support this site location as it’s a flagship opportunity for Pfizer to continue its practice of leading efforts to make patient’s lives better.

As a trusted advisor to Pfizer since 2007, managing approximately 16.7M square feet across three business units in North America, Latin America and Asia Pacific. The transition with 181 Oyster Point launched on August 1, 2023, using a multi-phased approach will go live on October 1, 2023.

Bayer team adds new scope with Union City, TN site!

The Bayer account successfully added a 60K SF site in Union City, a small rural community in northwest Tennessee, to its IFM portfolio. This entomology site is crucial for Bayer’s R&D pipeline, supplying insects to the larger Chesterfield, MO campus. However, establishing and maintaining operations in a remote location like Union City came with its own set of challenges. During the transition, the team implemented innovative approaches to filling critical positions in a difficult market, deployed teams from other sites to complete critical projects, improved maintenance protocols, streamlined operations, and reduced costs by leveraging vendor relationships and establishing fixed contracts for site systems.

Thanks to the fantastic efforts of our JLL team, the Union City site has been successfully integrated into the larger Bayer operation. The collaboration between JLL and Bayer at Union City exemplifies the value of effective planning, strategic partnerships, and proactive facility management in optimizing operations within challenging locations.
